Fixed / Mixed Rate: Rate that remains unchanged during the fixed term. In the mixed rate, after the fixed rate has expired, the loan is subject to a variable rate indexed to Euribor plus spread. The Fixed Rate is calculated administratively by the Bank and added to the spread. The Fixed Rate is disclosed daily, and the rate to be applied to the contract is fixed two days before the date of the signing of the deed, plus the spread. During the fixed rate period the early settlement fee is 2% of the amortized capital

Indexed Variable Rate: Variable rate in function of a Market Index (Euribor) plus a spread negotiated with the client. The rate is updated quarterly, half-yearly or annually depending on the negotiated index. The mechanism of these rates implies an increase or reduction in the value of the installments as a function of the indexer variation. The indexante is calculated based on the simple arithmetic average of the Euribor rates at 3, 6 or 12 months on the business days of the month prior to the interest counting period, rounded to thousandths, the calculation basis is 360 days, according to DL 74-A/2017. Whenever the fourth decimal is equal to or greater than five, it is rounded up; when it is less than five, it is rounded down. Early settlement fee 0.5% on the amortized principal if variable rate (Exempt in 2023).

Spread: Amount applied by the Bank according to the conditions in force on the date of the credit approval and which is determined, namely, according to the amount of the loan and the value of the guarantee provided. The spread represents the bank's margin on the operation, taking into account the Cost of Risk by type of operation, the Bank's Cost of Financing to make the loan and other operating, commercial and capital costs associated with housing credit.

Nominal Annual Rate: Price at which banks lend money to their clients, composed of the Index (Fixed Rate or Indexed Variable Rate) to which the Spread is added.

Constant Installment: Applicable to loans in the Repayment phase. The Installment unchanged from the beginning to the end of the loan as long as there is no change in the interest rate, term or capital. The calculation basis for the interest rate is 30/360, according to DL 88/2008.

Installments based on daily interest calculation: Applicable to loans in use phase or in situations that imply daily calculation in a limited period of time (example: Works, Construction or Mora).

APRC: The effective cost of the loan takes into account a set of expenses inherent in the home loan and is translated into the Annual Percentage Rate (APRC). This rate reflects the frequency of payments and all recurring charges for the loan, including repayment of the principal, interest on the loan, and commissions and expenses related to the credit (premiums for life insurance and multi-risk home insurance, commissions for opening the file and evaluation costs, service settlement fees, DO account fees, stamp duty on the use of credit, costs of formalizing the credit. Calculated according to DL no 220/94 and DL 74-A/2017.

MTIC: This is the total amount charged to the consumer. MTIC reflects the total financial burden of the loan that includes the repayment of the initial credit and the total costs associated with the payment of that same credit, including all charges that also enter into the calculation of the APR calculated according to DL 74-A/2017.
